GETTING READY

Know your Credit Score.  Sign up for a Credit Reporting Service with Credit scores.  Experian and Credit Karma offer credit score services.  

Income and home affordability.  Use a tool "How Much Home can I Afford" to estimate the price range and monthly payment you can afford.  

Self Employed.  If you are a business owner or independent contractor, you will need tax returns for two years showing your business income.

Debit Ratio.  Total your new estimated housing costs plus car payments, loan payments, credit card payments.  Your pre-qualifying lender will help you with the rest!

Saving for a Down Payment.  Many loan programs allow for 3%, 3.5% or 10% down. Prequalifying will help us work out all the details!

Closing Costs. Closing costs can be paid for by the buyer or negotiated as a seller contribution. Your Realtor and Lender will work with you to negotiate rate and price that makes your budget work!

Reserves.  This is cash available after down payment and closing costs.  Often 2 months to 6 months of mortgage payments in savings.


PRE QUALIFYING

Your Lender will provide all the answers!  Pre-qualifying is a vital first step.

PITI means Principle Interest Taxes Insurance.

Loan Payment is PI, Principle and Interest Combined.

TI is Taxes and Insurance.  Taxes including Mello Roos, Special Assessments,  plus Homeowners Insurance.  And HOA fees if applicable.

Total Payment or Monthly Housing Expense  is the total of all the above.

Conventional 30 year, 15 year.  Down payments from 3% to 10, 20, 25% etc.

FHA with 3.5% down

Prepare for your Lender

  

1. Please provide a copy of your 2017 & 2018 W2’s and/or 1099 tax stubs.


2. Please provide a copy of your 2017 & 2018 - 1040 Federal Tax Returns with ALL Pages and ALL Schedules from ALL Borrowers who will be on the loan.


3. Please provide a copy of your last 2 paystubs from ALL Borrowers who will be on the loan.


4. Please provide a copy of your most current account statements, with ALL Pages in sequential order, for any accounts I have listed in the following, that you may have: Checking, Savings, 401k, I.R.A, Stocks or Bonds, Pension or Retirement accounts.


5. If a Borrower receives any type of Pension, Retirement, Social Security or Disability income I will need a copy of their 2018 Award Letters, with ALL Pages.


6. If applicable, please provide a copy of the most recent mortgage statement for ALL Properties owned.


7. If applicable, please provide a copy of the annual Homeowners Insurance Declaration Policy for ALL Properties owned.


8. If applicable, please provide a copy of the most recent statement HOA statement for ALL Properties owned.


9. Please provide a clear copy of a valid Driver’s License from ALL Borrowers who will be on the loan.


10. Please advise if any of the applicants have been Divorced within the last 20 years.  If so, please supply a complete copy of the Divorce Filing and Final Decree.  Any Family, Child or Spousal Support must be declared.


11. Please advise if any of the applicants have had a prior Bankruptcy within the last 10 years? If so, please supply a complete copy of the Bankruptcy Filing and Discharge paperwork.
